Dear John, Thank you so much for getting back to me—really appreciate that. I did try to reach out to Bruce Reginald this morning, and I’m still working through the initial steps with him. He said the process involves a formal agreement document that needs to be signed by both parties and notarized, which I assume will be handled through the TD Bank in Toronto. I’ve been meaning to get back to you about the timeline—do you know if there’s a specific window during which the transaction needs to be finalized? Also, Bruce mentioned something about a pre-approval step that requires a notary public in Canada, but I’m not exactly clear on whether that’s something I’d need to arrange myself or if it’s handled through the bank. On a lighter note, I’ve been walking the same stretch of Houston’s Main Street for the past two weeks, just trying to catch the morning light before the office starts. I think I’ve started to notice patterns in the pigeons—some of them seem to gather in certain spots like they’re following a schedule. Makes me wonder if there’s some kind of natural rhythm in everything, even if it’s just birds. Could you confirm whether the transaction is fully contingent on the fiduciary agent’s approval or if there’s any other party involved? And just to be safe—does Bruce have any documentation or forms he recommends I review first? Looking forward to your thoughts. Warmly, Danny Best regards, Danny Smith +17163259415

Dear John, Thank you for your patience—really appreciate that. I did reach out to Bruce Reginald this morning, and he confirmed the process requires a signed agreement, notarization, and then submission to TD Bank in Toronto for final verification. He mentioned that the notary step must be completed in Canada, and that the document will need to be submitted via secure courier with a notarized affidavit. I’m still working through the details, but I wanted to clarify—does the pre-approval step require me to personally appear at the notary office in Toronto, or can it be arranged through a remote notarization service? Also, Bruce said the transaction is only valid if both parties sign and the bank approves within 14 business days, but I’m not sure if that window starts from the date of signing or from the initial submission. On a personal note, I’ve been trying to organize my Houston kitchen again—my last attempt at a proper breakfast nook fell apart after the coffee maker broke. I’ve been thinking about how much more stable life would be if I just had a consistent routine. Maybe even something as simple as morning light and birds. Could you confirm if Bruce has any specific forms or checklists he recommends I use before contacting the bank? And just to be safe—does the agreement need to reference any specific legal entity or property, or is it open-ended? Looking forward to your thoughts.
